The site is on the north side of the Grand Union Canal adjacent to Ealing Road, in LB Brent. It is within the Alperton Growth Area Boundary and within the Council’s Alperton Masterplan SPD, where signs of regeneration are already evident. The mixed-use development comprises a range of residential accommodation, shops, offices and a replacement pub overlooking the canal. The ground level space is shared between those living and working there as well the public, who are enjoying the pub and canal side experience.

A key design strategy is to open up the canal edge on the north side and provide an accessible route and potential connections to the west. A richly planted terraced garden takes up the level change between the upper terraces and towpath. Within the residential development, people and social interaction are the central focus for the design the communal gardens. Places for eating, meeting and relaxing are located overlooking the canal, enjoying the sunnier aspect of the gardens. Play is carefully integrated within the gardens. Private terraces fronting onto the gardens are defined by raised planting, providing privacy whilst maintaining natural surveillance across the spaces and encouraging a sense of ownership and community for the residents.
